We are just a few weeks into 2017 and have already leased 27 properties (50% units, 50% houses). This is a wonderful result compared to last year which was initially slow to get going as we had only leased 19 for the same period so we have got off to a good start. This is despite a huge volume of rain and 2 cyclone watches which has been quite disruptive not to mention the numerous water leaks reported. Our PM team have been working tirelessly during the Christmas period to make sure that it was still business as usual.
Our database of prospective tenants is growing day by day and we are encouraged by the strong enquiry we have been receiving. This has kept our dedicated Leasing Officer, Madison very busy conducting private viewings as well as following up prospective tenants to ensure we maximise our enquiry. We also have a number of applications pending so we should be able to increase the number leased before the month is at an end.
Leasing is far more involved than taking a few photos, writing some text, uploading to a website and banging a For Lease sign in the ground. You need to have someone focused solely on the task of leasing to ensure we convert the enquiry. Our aim is to do everything possible to get our properties leased while getting the best deal for our clients so we are always looking at ways to promoting our rental properties over other agents.
One of these initiatives is we will be holding our Home Open Rental Extravaganza on Friday 3rd from 2pm – 5pm. Last year we held this event and showcased more than 40 vacant properties with good leads coming out of it so it is a worth-while initiate even though it does requires a great deal of our staff resources with all of our staff being in attendance. It is another avenue of contact with prospective tenants while capitalising on the busiest leasing months of the year. Service and attitude can directly affect how quickly a property is leased so by our Agency meeting lots of prospective tenants we can build rapport to encourage more leasing and a good working relationship with tenants.
Broome’s vacancy rate of 6% means the more promotion in marketing a property the greater chance you have of leasing it. As experienced property managers and leasing consultant we do not believe in giving our clients a 'what they want to hear' speech. We believe an honest and transparent approach is best and encourage owners to discuss ways to make sure their property is desirable in our competitive market. At the end of the day we however can only offer the advice – it is up to the owner to make the final decision. Ensuring that your home is presented at its absolute best inside and out will not only achieve a better weekly rent, and attract a better tenant, it will also help ensure the whole rental process is simple and easy from start to finish.
