If the last quarter of 2017 is anything to go by then we are looking forward to a very positive 2018.
Our leasing team leased 70 properties from the 1st October through to mid December 2017. Well-presented properties were in high demand with some having multiple applications. Compared to the same time last year the vacancy rate has now halved with the days on market also significantly reduced. We say these are all strong indicators that 2018 is going to be very positive for the rental market.
It is heartening to see more and more tenants choosing to renew their leases. Although landlords are our clients, we aim to treat tenants as respected stakeholders in the entire process as well. High quality service minimises the high turnover of tenants who move because they felt the owner was being unreasonable or property managers not responding to issues appropriately.
If you are on the hunt for a new place to rent, you will already be aware competition for properties is getting stronger. Supply is tightening up and driving stronger competition, many families want to be settled in before the new school year begins. Many of our staff are working throughout the Christmas and New Year period. If a property is vacant we will continue to run private inspections.
