Where has this year gone? Hard to believe we are already starting our Christmas festivities and considering changes for the New Year. Hopefully you’ll be able to enjoy some form of a relaxing break over Christmas and celebrations with family or friends.
So before the heat hits too much and everyone starts their holidays we thought we’d share some tips of ours for Real Estate in the silly season.
Buying or Selling?
A window of opportunity generally presents itself for buyers in the few weeks leading up to Christmas. Commonly sales activity slows as people become distracted with Christmas shopping, holidays and parties. After the Christmas break we often experience a property market rebound in January when buyers relocate or return to Broome looking for a new home for the year ahead.
Potential buyers can use this opportunity where a seller may be keen to finalise their sale for the end of the year – it certainly won’t be every property listed for sale but generally there will at least be a handful.
If you are considering buying in December you may need to consider a longer settlement than usual with banks, settlement agents and mortgage brokers generally closing over the Christmas/ New Year period.
Like any other time, presentation plays a big role in selling your property. Ensuring the home is de-cluttered, tasteful and fit for your target market is ideal in helping a buyer envision themselves living in the property.
This can be difficult if the property is tenanted particularly if you’re tenants are going away or will have kids home on school holidays.
Pre arranging a viewing schedule with your tenants is a good idea so they can plan around your home opens and being mindful that this is time for family.
As a seller it’s important take time to consider opportunities and avoid having your property on the market for too long. Selling at the wrong time can have both short and long term consequences of lower profits and prolonged negotiations.
Home maintenance tips for home owners and tenants
Air conditioners always seem to break when you need them most. It pays to be proactive about your air conditioner and ensure it’s in good working order with annual maintenance check-ups.
Is your pool equipment working correctly? Especially if you’re going away for an extended holiday, have you arranged a friend who can keep an eye on the pool and gardens especially in the event of a cyclone? It’s also a good idea to have a quick check of your reticulation to make sure it’s all working correctly. Two weeks in the wet season of a broken sprinkler can be devastating to your garden.
