THE VIEWING PROCESS

Our viewing and applying process is easy so you can secure a property with minimal fuss!

We suggest you have a good look through the property photos, view the video walk-through (where applicable) and drive past the property. You are then able to book an inspection and apply directly online through the property listing page on our website.

 

APPLICATION PROCESS

We offer a quick and easy solution to apply for a rental property online through our website. Our streamlined process allows you to complete the form only once and use it in as many applications as needed. Simply visit the particular property listing you are interested in on our website and select "Apply Online" which looks like the blue button below. If there is more than one person applying for the property our online facility has the ability for you to apply as a group.

 

SECURITY OF YOUR PRIVATE INFORMATION

Your rental application deserves to be protected in the same way that your bank account is protected. We have implemented leading two factor authentication to ensure your data stays safe.

PROCESSING YOUR APPLICATION

We aim to offer speedy processing of your tenancy application once you have provided all of the information required. Our Property Management Team will review your application, identification and other supporting documentation. The application will then be discussed with the Owner. Our Property Management Team will contact you to advise you of the the decision and if your application has been accepted.

IF THE OWNER APPROVES

The Property Manager will confirm your application and electronically send you a Residential Tenancy Agreement to execute. We require you to sign the Residential Tenancy Agreement and return to our agency within 3 business days. At the same time we also require you to pay an amount equivalent to 2 weeks rent to secure the property. The 2 weeks rent will be receipted into our Trust Account as the first 2 weeks of your tenancy. The property will continue to be advertised until the lease has been signed and the 2 weeks paid.

 

 

MOVING INTO YOUR NEW PROPERTY

Prior to collecting the keys for your new home, you will need to pay the Security Bond in full and a Bond Lodgement Form will need to be signed. The Security Bond payment must be cleared in our Trust Account before we can hand over keys. The Security Bond is equivalent to 4 weeks rent plus if a pet has been approved then an additional $260 is required. Security Bonds are lodged with the Bond Administrator until the end of the Tenancy.

The Property Condition Report and keys will be issued to you at the commencement of your lease. There will be certain clauses in the contract that you will be required to meet and these can be explained by the Property Manager.
